Ealing Council have an exciting new full-time, permanent position for a Voids / Project Operations Lead. Our housing asset management team is dedicated to ensuring decent, healthy, and sustainable homes for the future of our community.
The Voids / Project Operations Lead role is a pivotal front-line role responsible for ensuring that property repairs deliver void re-instatement works to meet council standards and return properties to management quickly, reducing void losses and making the property available for relet or reducing homelessness.
Achieve high levels of performance and productivity in resolving void reinstatement works by specifying solutions and directing contractors effectively.
As the Voids / Project Operations Lead you will:
- provide dynamic leadership and management to the Voids Delivery function, ensuring the vision and values of the service and directorate are delivered.
- ensure compliance with health and safety legislation and regulations, embedding safe working practices in day-to-day operations.
- manage and oversee the operational delivery of all day-to-day voids repair works, effectively managing resources to deliver excellent services while optimising performance, cost, and risk.
- promote continuous improvement by working in a matrix management way with teams across repairs and maintenance to achieve key business objectives, key performance indicator targets, Tenant Satisfaction Measures (TSMs), and performance management at both departmental and team levels
Our ideal Voids / Project Operations Lead will have skills and experience that includes:
- Educated to degree level or equivalent and/or professionally qualified in construction management or a related discipline and/or the ability to demonstrate relevant experience
- Strong understanding of CDM Regulations and experience with NHF Schedule of Rates
- Proven accountability for the management of health and safety at a senior level
- Demonstratable track record of operational management, motivation, and engaging teams
- Proven ability to effectively manage budgets, analyse trends, and forecasting, ensuring value for money and demonstrating commercial acumen
- IT literate and proficient in managing and using software applications, systems and tool
