Job description

Ealing Council have two exciting new full-time, permanent position for a Repairs Operations Manager and a Complex Repairs Delivery Manager. Our housing asset management team is dedicated to ensuring decent, healthy, and sustainable homes for the future of our community.

These repairs manager roles are responsible for leading a high profile operation which deliver a resolution to repairs work, from inspections to assessing repairs needs.

As the Repairs Operations Manager you will:
• to clearly define all necessary works for contractor delivery, ensuring detailed and accurate specifications
• to manage and inspect the quality of works during and after completion, maintaining electronic records of all inspections to ensure compliance with specifications
• to ensure contractors deliver a high-quality, customer-focused service, adhering to agreed standards and expectations
• to adhere to the council’s health and safety policies and procedures, ensuring all activities comply with regulations
• to advise the relevant manager of any concerns regarding quality or deviations from the agreed specifications promptly
• to participate in weekly Level 1 performance meetings, providing feedback on progress and identifying areas for improvement.

As the Complex Repairs Delivery Manager you will:
• deliver dynamic leadership and management to the Complex Repairs Delivery function, ensuring the vision and values of the organisation and directorate are upheld
• responsible for the operational delivery of all legal disrepair and complex repair works, including effective resource management to deliver excellent services while optimising performance, cost, and risk
• responsible for ensuring compliance with health and safety legislation and regulations, embedding safe working practices in daily operations
• manage all aspects of the diagnostics service, ensuring reports of damp and mould are addressed in line with policy and procedure, and remedial works are tracked, appointed, coordinated, and completed within set timescales
• promote the customer’s voice as the golden thread in all decisions and actions related to the complex repairs experience.

Our ideal repairs managers will have skills and experience that includes:
• possess a suitable qualification from an appropriate body such as CIOB, RICS, or CIH or willingness to undertake development
• possess a vehicle and a clean driving license, enabling travel to various sites as required.
• demonstrable experience and knowledge of building construction, with a solid understanding of construction principles and practices
• in-depth knowledge of construction and maintenance within a Social Housing environment, understanding the unique challenges and requirements
• well-versed in health and safety legislation and processes related to social housing, ensuring compliance and safe working practices
• proven track record of delivering a customer-focused service, prioritising tenant satisfaction and effective communication
• good communication skills, both verbal and written, to interact effectively with customers, contractors, and colleagues at all levels of the organisation
• capable of providing technical advice to contractors and residents, ensuring clarity and understanding of repair and maintenance requirements.
